How do your design fees work?

We offer a fixed design fee based on the scope of services. Factors such as the number of spaces, the complexity of drawings, the level of finish selections, and site visit requirements are considered. Every project is unique, so design fees vary, and each proposal is tailored to reflect the time and resources needed to achieve your goals. Your design fee will be outlined clearly in your Estimate Proposal for full transparency.

 

How does Kirkendall Design structure fees for renovation projects?

We operate on a transparent cost-plus model for most renovation projects. This means you pay the actual costs of materials, labor, and subcontractors, plus our clearly defined fees on top.

Our fees are calculated as follows:

  • Contractor Fee: 20% of the total construction costs. This covers our overhead, profit, risk management, and overall coordination of the project.
  • Project Management Fee: 5% of the total construction costs. This covers your dedicated project manager who oversees the entire renovation from start to finish, ensuring quality, timeline, and communication.

In total, you should expect approximately 25% of your overall construction budget to cover contractor and project management fees (20% + 5%).

Why cost-plus? Renovations often involve unknowns (hidden structural issues, existing conditions, client changes, etc.). The cost-plus approach gives full transparency—you only pay for what is actually required—while our percentage-based fees remain consistent and predictable regardless of surprises that arise.

What is the Design Fee for renovation projects? Our Design Fee for renovations is calculated separately based on the scope, complexity, and size of your project and is quoted as an upfront cost once the scope is defined. It is not included in the 25% above.

What is the first step in working with Kirkendall Design?

The first step in our process begins with a free 15-minute discovery call with our owner and principal designer, Julia Kirkendall. During the call, we’ll learn about your goals and answer any questions you have—so you can move forward with confidence. Next, we schedule an in-person Initial Consult at your home or business to discuss your design needs in detail and gather the information needed to create a budget proposal.

When should I hire a designer in the building or remodeling process?

Ideally, before plans are finalized. Involving us early allows your home’s design to be cohesive and functional from the start. We collaborate with your architect and builder to guide confident decisions on every detail.

How long does a design project typically take?

Every project is unique. A single-room renovation may take a few months, while a full home design or new build can take a year or more. During our initial meetings, we’ll outline a timeline tailored to your scope and goals.

What happens if I change my mind during the process?

Design is a creative journey. We understand that ideas can evolve, but changes can affect cost and timing. If adjustments are requested, we’ll create a “Change Order” with a revised estimate and updated timeline before moving forward.

Can you design for clients who live outside Tulsa?

Yes—we provide virtual design services for projects as needed. Many of our projects combine in-person site visits with virtual meetings, allowing us to manage out-of-town projects seamlessly.

 

Can you work with my architect and builder?

Absolutely. We provide full-service interior design for new construction, working closely with your architect or builder to guide confident decisions on materials, finishes, layouts, and custom details.

 

Do you handle purchasing and installation?

Yes. Our team manages every detail—from ordering, tracking (including damaged items or returns) to final installation—so you don’t have to. We coordinate with vendors, oversee deliveries, and ensure each space is installed exactly as planned. Sit back, relax, and let us transform your space!

 

What’s the difference between hiring an interior designer and a decorator?

An interior designer is trained to plan and design functional, structural, and aesthetic elements of a space—everything from floor plans and lighting to cabinetry and materials. A decorator focuses primarily on furnishings and décor. Our team brings both skill sets together, creating spaces that are as practical as they are beautiful.
